References, right to rent checks, tenancy agreement, deposit collection and registration, legionnaires risk assessment, housing health and safety risk assessment, smoke alarm testing, ensuring property is compliant with Fire and Furnishing Regulations, ensuring compliance with EPC and Gas Safety requirements, property check in report, full inventory & taking of date stamped digital photos of the property / contents prior to occupancy and providing a copy to the tenants, initial meter readings and advising utilities and council.
We do not charge tenancy renewal, tenant find or advertising fees.
We simply charge a monthly management fee of just 10% of the rental received. *
The monthly management fee covers; quarterly property inspections, secure key holding, monthly rent collection / payment to the landlord within 2 business days, non UK resident landlord scheme guidance (where applicable), on-going right to rent checks when visa expires, repair handling, tenant enquiries, organising tradesmen if required, service of notices (S13, S21 and s8), check out report, final meter readings and advising utilities and council, liaising with the deposit protection scheme, landlord and tenant to facilitate the release of the deposit.
