Selling Process

Deciding to sell

  • Ask an Estate Agent (or two) to complete a free property valuation - we will come to the property at your convenience - we also cover evenings and weekends
  • Decide who you feel you can trust to work the hardest for you


If you chose McField Residential, we will:
 

Pre-market

  • Arrange to come and take professional photos of your property
  • Provide you with a proof of our marketing material, it is important you check the contents under the misdescriptions act and sign off confirming your approval
  • Before we can proceed to market, our Terms Of Business will require signing and a Property Information Questionnaire completing

Property on the market

  • Your distinctive McField Residential ‘FOR SALE’ board will then be fixed in an appropriate place
  • Your property details will be uploaded to www.mcfieldresidential.co.uk, OnTheMarket, Zoopla, Prime Location & Rightmove, along with social media (Facebook, Twitter & Instagram), and in our shop window
  • It is now vital to keep your home clean and tidy ready for viewings – remember kerb appeal and first impressions really do count

Whilst you are live on the market

  • We will carry out accompanied viewings, if required, at no extra cost.  Buyers are often more relaxed having an agent do at least the first viewing
  • Feedback will be requested from the prospective purchaser after every viewing
  • We can even tell you the statistics on how many views your property has received online
  • You need to let us know of any changes to the property, including decorations, for us to continue to advertise your property accurately

An offer is made

  • When an offer is made on your property, we will contact you as soon as we can, this is where our negotiation skills and experience really do kick-in
  • We will spend as much time as it takes to ensure we get the best offer that is acceptable for you
  • Before you formally accept an offer, rest assured that we will financially qualify, and chain check your buyer – speaking to all Estate Agents involved in the chain

An Offer is accepted

  • Once an offer has been accepted, notification of sale and purchase will be sent out to all solicitors and parties involved
  • We will then progress the sale, keeping you updated weekly until exchange of contracts
  • We, along with the solicitors, will negotiate a completion date which is convenient for all parties

Move Date

  • Once the solicitors have advised us the money has been transferred/received and completion has taken place, we will contact you to let you know where you can drop off / pick up keys
  • We will wish you all the best of luck in your new home
