Choose from either a Fully Managed or a simple Tenant Find Service, we take the time to understand what you need and support you as much as you want and need.

Fully Managed Service

Right to rent checks, tenancy agreement, deposit collection and registration, ensuring property is compliant with Fire and Furnishing Regulations, ensuring compliance with EPC and Gas / Electrical Safety requirements, production of comprehensive inventory and taking of date stamped digital photos of the property / contents prior to occupancy and providing a copy to the tenants and landlords, initial meter readings along with collection and payment of monthly rental.

We do not charge tenancy renewal, tenant find or advertising fees for our Fully Managed service.

We simply charge a monthly management fee of just 10% of the rental received.*

The monthly management fee covers; quarterly property inspections, secure key holding, monthly rent collection / payment to the landlord within 2 business days, non UK resident landlord scheme guidance (where applicable), on-going right to rent checks when visa expires, repair handling, tenant enquiries, organising tradesmen if required, service of notices (S13, S21 and S8), check out report, final meter readings and advising utilities and council, liaising with the deposit protection scheme, landlord and tenant to facilitate the release of the deposit.

Tenant Find and 1st Month Rent Collection Service

Moving in the best Tenant

We take responsibility and ensure all the essential checks and paperwork are in place before a new tenant moves into your property keeping them - and you - safe.

It is a legal requirement that an Energy Performance Certificate (EPC) - with a rating of E or above is available, along with Gas and Electrical Safety Certificates.  You cannot rent out your property without these, we can arrange for them to be carried out on your behalf for a fee.  Please see our Service Fees for details.

Ongoing property and tenancy management

Complete support including deposit handling, routine property visits, arranging repairs and maintenance and arrears handling can all be carried out under the Fully Managed Service.

Referencing will be carried out, if requested - there is a fee for this, detailed on our Service Fees page.
